On the interior side, your dues cover firewood for your fireplace, HVAC filter replacements, light bulb replacements, refrigerator filter replacements, smoke and carbon monoxide detector battery replacements, basic pest control on the exterior, and freeze prep going into winter. On the exterior and community side, you get landscaping of your residence lot (exterior only, excluding patios and side yards), gated access and security maintenance, road and common area upkeep, water well maintenance, sewer service, trash pickup, and full community management including your seven-day-a-week HOA Concierge.

Owners have access to a set of privileges that go well beyond what any resort guest experiences. This includes exclusive deer blinds and dedicated duck blinds, access to all 12 private fishing lakes and ponds, self-guided hunting opportunities (a completed safety class is required), and guided upland bird hunts with dogs for quail, pheasant, and chukar. The Beretta Room is one of the more distinctive perks — complimentary gun storage lockers and complimentary gun cleaning, along with access to private shooting ranges including a 100-yard range, the 1,000-yard rifle range, a handgun range, and a sporting clay thrower with complimentary clay shooting. On the lifestyle side, you also get private covered parking, a private utility garage, privileged dining reservations, transportation services, and a vehicle washing station.

Housekeeping is not included as a standard HOA service, but the HOA Manager is happy to connect you with third-party housekeeping companies that other owners already use, and can help coordinate property access when requested in writing. It's one of those things that's easy to set up — you just need to ask.
